- LAND BANKING IS NOT ALWAYS A SCAM — BUT…
Land banking simply means buying land in developing areas for future profit.
The problem is when companies:
👉 sell land with unclear title
👉 promise unrealistic appreciation
👉 hide land status
Land banking without verification is risky.
- USING “PROPOSED INFRASTRUCTURE” AS BAIT
You’ll hear:
“Coastal Road is coming”
“Airport is coming”
“Deep sea port is coming”
But proximity to infrastructure does NOT guarantee land safety.
Infrastructure corridors often create acquisition risk.
- SELLING EXCISION WITHOUT GAZETTE
A common trick:
“We have excision in process”
Meaning:
❌ not gazetted
❌ not perfected
❌ coordinates unclear
Investors think the land is safe when it isn’t.
- FALSE APPRECIATION PROMISES
You’ll hear:
“This land will double in 6 months.”
Land banking is long-term.
Guaranteed short-term profit is a red flag.
“LAND BANKING CAN BUILD WEALTH — OR DESTROY SAVINGS.
THE DIFFERENCE IS VERIFICATION.”
