“Before You Pay for Land in Lagos, Do These 5 Checks”

BEFORE YOU PAY FOR LAND IN LAGOS…
Do These 5 Checks Or Risk Losing Millions 💸

✅ 1. Get a Land Surveyor to Conduct Charting

This confirms whether the land:

  • Falls under government acquisition
  • Is inside committed land
  • Has existing government interest

👉 Many buyers skip this and regret it.

✅ 2. Verify Title at the Lagos State Land Registry

Check if the land has:

  • Certificate of Occupancy (C of O)
  • Gazette
  • Governor’s Consent
  • Registered Deed

⚠️ Don’t rely on photocopies — verify authenticity.

✅ 3. Confirm Excision Status (If It’s Family Land)

If they say:

  • “Excision in progress”
  • “It’s free from acquisition”

Ask for proof.

Many lands in:

  • Epe
  • Ibeju-Lekki

Have acquisition issues buyers don’t know about.

✅ 4. Investigate Community & Omo-Onile Issues

Visit physically.
Ask questions.
Confirm:

  • No family dispute
  • No double allocation
  • No ongoing litigation

Cheap land is often cheap for a reason.

✅ 5. Check Road Setbacks & Government Projects

Confirm the land is not:

  • Inside road expansion corridor
  • On drainage channel
  • Inside power line setback

Projects like:

  • Lekki Free Trade Zone corridor expansion
    Have affected many buyers.

Buying land in Lagos is not gambling.
It’s due diligence.
