Do These 5 Checks Or Risk Losing Millions 💸
✅ 1. Get a Land Surveyor to Conduct Charting
This confirms whether the land:
- Falls under government acquisition
- Is inside committed land
- Has existing government interest
👉 Many buyers skip this and regret it.
✅ 2. Verify Title at the Lagos State Land Registry
Check if the land has:
- Certificate of Occupancy (C of O)
- Gazette
- Governor’s Consent
- Registered Deed
⚠️ Don’t rely on photocopies — verify authenticity.
✅ 3. Confirm Excision Status (If It’s Family Land)
If they say:
- “Excision in progress”
- “It’s free from acquisition”
Ask for proof.
Many lands in:
- Epe
- Ibeju-Lekki
Have acquisition issues buyers don’t know about.
✅ 4. Investigate Community & Omo-Onile Issues
Visit physically.
Ask questions.
Confirm:
- No family dispute
- No double allocation
- No ongoing litigation
Cheap land is often cheap for a reason.

Confirm the land is not:
- Inside road expansion corridor
- On drainage channel
- Inside power line setback
Projects like:
- Lekki Free Trade Zone corridor expansion
Have affected many buyers.
